Save HALF off your Real Estate Commissions

This program is designed to provide the home seller with the opportunity to save half the commission on the sale of your home.

HERE'S HOW IT WORKS
We will list the property on MLS along with our full menu of services that are appropriate.

This program encourages the seller to take an active role in the sale of their home.

We will assist you in trying to find a buyer, by providing you with the Promotion Hi-Lite Postcards to help you find a buyer, through work or a personal contact you may have. 

  • You may show your home anytime you wish.
  • We will provide our full-service package.
  • We will provide feature sheets with the hi-lites of your home.
  • We will advertise the property in our Multiple Advertising Program.
  • You will have regular communication with our office (weekly minimum) and much more.

All of our regular services are carried out as usual.

If you bring a buyer to us we will pay (discount) the seller the portion of the commission that we would normally pay the buyer's agent. This is done by discounting the commission (usually half the total commissions).

When you find a buyer you can call our office and arrange a time that Aeriol or one of our buyer specialists can meet with both parties at our office to write a contract of purchase on the property.

We will look after all the details from then to possession date (as we always do).

Selling For Sale By Owner But Frustrated With the Results!

Aeriol knows that For Sales By Owners or FSBO's are selling by themselves because they need to save some Commission. 86% of all Seller use a realtor, so why else would you go it alone?

 Here's the deal. We know you can get the buyers in the door using some of the same marketing tools that we  Realtors use....however, what happens once they've come thru the door?  Do you know how to close the deal? Most FSBO's don't.  So here's what Aeriol will do.. 

From the time you have a buyer who wants to make an offer on your property Aeriol will close the deal and take it all the way to the closing table for you... This means handling the offer preparation, negotiation between both parties, protecting the deposit for both sides in a Real Estate Trust account, finding the financing, being present for home inspections and negotiating any challenges that arise as a result of the inspection, seeing that all paperwork gets t the appropriate parties, lawyers etc. See to it that the Buyer has a key in his hand on closing day and that you the Seller have a large cheque in your hands to purchase your next home or whatever.....

What's the Fee?  1% Commission.  

Now here are Aeriol's Rules:

1/The agreement is for a 30 day period only.

2/After thirty days the home goes on the local MLS system for a 90 day marketing period.

3/The MLS Listing agreement is signed at the outset and postdated for 30 days.

4/You find the Buyer.  This does not include the use of MLS.  Hence you save thousands of $$$$.

5/You must refer all buyers who do not purchase your home to Aeriol and her Team.

6/Aeriol is not a discount broker and we do charge the local market rate for  commissions.
